A guide price is fairly similar to an indication price. (p.3, Best Price)

The seller or agent of the seller would place a price they think they can fetch for the property based on an index price of real estates around the area. If the guide price or the recommended bidding price is not met, they may decline all offers that have not met the requested price.

In practice under normal conditions, one should expect the sell price to match or be in excess of the quote price. The seller accepts the bid and the auction is completed, awaiting administrative and further negotiations. When the guide price is not met, some savvy buyers may try to negotiate with the seller or agent to sell the property after the auction has failed.

Depending on where properties are in Birmingham, guide prices would fluctuate against quantity surveyor assessed properties based largely on location, condition of dwelling followed by floor area.

Call a top realtor (million dollar producer )
Either one can show you the home your agent or the seller agent.
If the persons show you the home and he is the agent he get monies from you and the person selling it.

I am interested in going into real estate when I finish college and have been looking around at schools. Century 21 offers their own course (3 weeks) and another real estate company offers one for 6 weeks while the community college offers one for 8 months that trains you how to appraise and broker as well as just getting your license to sell.

Which program is best and what is the difference between being a real estate agent (seller) and a broker?

The costs range from $ 600-$ 2500

the broker hires agents under there license and get a cut of commissions. The agent does listing and sales and earns a commission

The sale gets calculated in, it will drop the value some. How much damage it does depends on how many other homes sell in the next few months, as well as the last few months. After 6 months this sale is no longer in the equation though, so long term it should not hurt you, only if you are selling soon.

Any liens that are junior to the mortgage being foreclosed are discharged from the property. They may or may not get paid later.

I am currently deployed to Iraq and I have been wanting to start investing in real estate for sometime now, and I would like to get started from out here if at all possible. When I go back to the states in December, I still won’t be going back to that state that I want to buy property in for about 4 months after I get back. With the foreclosure market being kind of nice right now, should I wait?

I think you should wait until you are able to be more aware of what is happening in that state you want to invest in. It’s kind of like being blind to what’s going on if you can’t be there for a while. I think you should wait. The market will always have a favorable time again to buy if it changes.
